Davos Open Forum 2008 - Private Equity and Hedge Funds
www.weforum.org 24.01.2008 Open Forum - Private Equity and Hedge Funds - Friend or Foe? Private equity funds and hedge funds allow pension funds, foundations and wealthy individuals to invest in alternatives to shares and bonds. These investments are important for economic growth and have enabled the creation of many start-ups. Nonetheless, critics argue that private equity funds and hedge funds put short-term returns before the sustained development of companies. 1) Which funds are buying major companies? 2) What does private equity achieve in a company -- strengthening and supporting long-term development or dismantling in view of quick profit? 3) Are regulations needed to protect the economy from the influence of private equity funds or hedge funds? Does their negative image make them more of a risk for our system? Paul Fletcher, Senior Partner, Actis, United Kingdom Christian Levrat, National Councillor of Switzerland Hans Ruh, President, BlueValue, Switzerland Philip Yea, Chief Executive, 3i Group, United Kingdom Moderator Dirk Schütz, Editor-in-Chief, Bilanz, Switzerland

REIT.com: Flexner: REITs Entering Re-equitization's "Third Wave"
www.reit.com REITs are now entering a "third wave" of equity offerings that are intended to give them fresh capital for acquisitions, according to Thomas Flexner, global head of real estate with Citigroup. As the global financial crisis was in full swing in early 2009, REITs had to tap the public equity markets at the expense of shareholder dilution simply to survive. "They had to deal with near-term debt maturities that could otherwise not be re-financed without equity," Flexner says. A second round of equity offerings furthered strengthened REITs' balance sheets, he notes. Now, Flexner says, companies are issuing equity in hopes of snatching up properties selling at a discount. Sectors with companies benefitting from stocks trading at high premiums relative to their underlying asset values have been particularly active, according to Flexner, who cites the health care and apartment sectors as examples. Flexner points out that deal-making is starting to heat up as a result, with the third quarter representing the most active stretch in the commercial real estate market since 2007.

Social Equity. Explained? Huge Gordian Knot?
We don't do Gordian Knots in Texas! I ask a facilitator with Envision Central Texas to explain what Social Equity is. This is his non-answer. I guarantee he knows what social equity is. Social Equity can also be called "Social Justice". As opposed to "Equal Justice" under the law which is what the United States is based on. The Soviet Union used "Social Equity". Where "Protected Groups" have more rights than other groups. In some kind of weird juxtaposition, "Social Equity" is the very definition of racism, classism, and prejudice. When one group has more rights than the individual that is diametrically opposed to the principles the US was founded on.

The Global Impact of the Financial Crisis
www.japansociety.org Full Video: www.japansociety.org Since its relatively contained beginnings in the US sub-prime mortgage market in mid-2007, the financial crisis has grown to infect nearly every corner of the global financial system. Private equity has been no exception. The days of highly leveraged buyout deals on which private equity recently thrived appear unlikely to repeat themselves in the absence of a flowing credit market. Announced buyouts for 2008 are down 70 percent from the same period in 2007 and the resulting hiatus has left private equity firms sitting on a record amount of cash. Stephen Schwarzman, Chairman & CEO of The Blackstone Group, offers his view of the marked changes private equity has undergone in the current turmoil and shares his thoughts on where opportunities lie for his investors. www.japansociety.org

Stratford, Conn., residents address racial equity issues in policing, education, and town leadership
In 2006, following the arrest of two African Americans—a teenager and a town councilman, Stratford launched community-wide dialogues on racism. Organizers established an oversight committee, Citizens Addressing Racial Equity (CARE), to coordinate the efforts of groups that formed to work on action ideas. Stratford became one eight communities that took part in "Communities Creating Racial Equity," an initiative by Everyday Democracy to help communities deepen and sustain community change on issues around racial equity. The dialogues generated three citizen-driven action teams on racial equity in policing, education, and town leadership.
